Donnington Grove Hotel near Newbury brought to market for £8m

Donnington Grove Hotel and Country Club near Newbury, in Berkshire, has been brought to market for a guide price of £8m.

The 18th Century estate, which overlooks the River Lambourn, spans approximately 283 acres and features a Grade II-listed manor house. The hotel offers 40 en suite bedrooms across the main house and several outbuildings.

The site also benefits from planning permission for an additional 26 aparthotel rooms. Other facilities include a restaurant, bar, meeting spaces, and an 18-hole championship golf course.

The owners, who have operated the hotel since 2005, said: “After a long period of ownership, and in light of the passing of two of the original company directors, we have decided the time is right to hand Donnington Grove to new owners. This marks an important transition, allowing the estate to enter its next chapter and realise its full potential.

“Most importantly we would like to thank the staff, with whom we have shared this memorable journey, for their hard work and dedication over the years.”

Ed Bellfield, regional director of hotels at Christie and Co, added: “Donnington Grove is an exceptional property offering scale, heritage and operational depth rarely found in the market.

“The asset is expected to attract strong interest from a broad range of buyers seeking high quality hotel and golf related leisure opportunities in a highly accessible location close to the M4 corridor and within 90 minutes of London’s West End.”

News Analysis

The decision to market Donnington Grove Hotel and Country Club aligns closely with previous sales activity in the region, such as when the property sought offers exceeding £10m in May 2022 when it was last listed. This reflects a trend where hotel owners pivot towards new ownership to reinvigorate properties amidst market shifts.

Having operated since 2005, the current owners now recognise that without a fresh vision, properties may stagnate. Similar sentiments echoed in the sale of The Manor hotel in Oxfordshire, sold for £4.8m in early 2020 with a focus on re-establishing its historic appeal. Such transitions often mark pivotal moments for hotel estates, signalling both closure and opportunity.

As planners consider the additional 26 aparthotel rooms, the property’s potential value remains contingent on strategic execution amid evolving market demands. Recent ambitions seen at Donnington Valley Hotel and Spa highlight the necessity for reinvention, suggesting that mere ownership can no longer suffice in today’s competitive landscape.

The point of using Lorem Ipsum is that it has a more-or-less normal distribution of letters, as opposed to using ‘Content here, content here’, making it look like readable English. Many desktop publishing packages and web page editors now use Lorem Ipsum as their default model text, and a search for ‘lorem ipsum’ will uncover many web sites still in their infancy.
