Lamington Group has secured a forward-funded deal with developers Helios Real Estate and Marrico to deliver a sustainable hotel at the former Leeds International Swimming Pool site.
The £46m agreement with Aberdeen Investments marks the third phase of the Lisbon Street redevelopment. Construction of the 17-storey building is scheduled to begin in May 2026.
The 200-room scheme, designed by DLA Architecture, will be led by Caddick Construction. The development is expected to open in Spring 2028 within the heart of the city business district.
The building will be fully electric and powered by renewable energy to offer carbon-neutral stays. It will feature studios and suites alongside a cafe, bar, gym, and meeting spaces.
The project forms part of a strategy by Lamington Group to expand its portfolio to 2,000 keys. The group is currently seeking additional investors to support further growth phases.
Lamington Group chief executive, Robert Godwin, said: “Our ambition is to deliver hometels across the UK which combine great guest experiences with a responsible approach to hospitality. We’re excited to be bringing forward a new sustainability-led room2 hometel to Leeds in partnership with Aberdeen Investments, Helios Real Estate and Marrico LLP.”
