Ronan Group and Staycity to develop Dublin aparthotel

Real estate developer Ronan Group and Staycity Group have announced a partnership to deliver a 288-room aparthotel at Waterfront South Central in Dublin’s North Docklands.

The eight-storey premium property will be the first in Ireland under Staycity’s Wilde brand. The 35-year lease agreement marks a long-term partnership between the two Irish firms.

The development forms part of the 4.6-acre Waterfront South Central mixed-use scheme. The site includes the new Citi Irish headquarters, commercial buildings and 550 residential units.

Waterfront South Central is the final undeveloped city block within the Docklands strategic development zone. The project is central to the regeneration of the North Docklands area.

The site provides transport connectivity via the Luas, Dart, bus routes and Dublin Bikes. It is located near the Port Tunnel for direct access to the airport.

The planned Wilde property will sit adjacent to the Citi development. The project aims to support demand from both business and leisure travellers in the district.

Staycity is an aparthotel operator with 6,500 apartments across 20 cities. The Dublin-based company is the official sponsor of Dublin GAA and is expanding across Europe.

A planning application for the scheme will be submitted to Dublin City Council shortly. A decision on the proposal is expected in the second quarter of 2026.

Andrew Fowler, chief development officer at Staycity Group, added: “Due to Wilde’s upper-upscale, boutique lifestyle positioning, it has been challenging to find the right site and developer combination to enter the Dublin market. We couldn’t be happier with the result and the opportunity to work with the Ronan Group on this flagship site neighbouring the new Citibank headquarters.

“We share a natural alignment in our desire to create a vibrant high-end destination, carefully considering the future occupiers of the last city block to be developed in the North Docks SDZ.”
