Travelodge to expand Madrid presence with new freehold hotel

Travelodge has signed a deal to acquire the freehold of a site on the outskirts of central Madrid, bringing its total number of hotels in the region to 13. The acquisition is being made under a forward funding structure through the Travelodge OpCo Group.

The UK-based budget hotel chain, which operates more than 610 properties in the UK and Spain, plans to convert the existing building into a 90-room hotel in line with its latest design standards. The project will be led by Grupo JRU in collaboration with Lexxa Hotels, acting on behalf of Travelodge.

A building permit application is due to be submitted in the third quarter of 2025. Subject to approvals, construction will begin in 2026, with completion scheduled for summer 2027. Works will be carried out by DICSA, Grupo JRU’s construction company.

The site is 30 minutes by public transport from Madrid city centre, with access to Madrid Airport and the city’s main rail hubs, Atocha and Chamartín.

Travelodge said it has a strong presence in Spain and has identified around 20 priority locations as part of its expansion plans.

Chief property and development officer Steve Bennett said: “We are delighted to strengthen our presence in Spain with this unique opportunity to acquire the freehold of a centrally located hotel in Madrid.”

He added: “Spain continues to establish itself as a key market where both leisure and business travellers value quality accommodation at affordable prices. We are excited to keep expanding in this dynamic environment.”

Bennett said the group remains open to “a variety of development types, including office conversions, the acquisition of trading assets, and forward-funded new build projects”.
