Travelodge has acquired the freehold of a site on the outskirts of central Madrid from Grupo JRU, with plans to convert it into a 90-room hotel.
The UK-based budget hotel chain, which operates more than 610 properties in the UK and Spain, said the deal brings its total number of hotels in the Madrid region to 13. The acquisition is being completed through a forward funding structure within the Travelodge OpCo Group.
Grupo JRU will oversee the building’s transformation in partnership with Lexxa Hotels, acting on behalf of Travelodge.
A building permit application is due to be submitted in the third quarter of 2025. Subject to approval, construction is expected to start in 2026 and the hotel is scheduled to open in summer 2027.
The site is located around 30 minutes by public transport from central Madrid and has links to Madrid Airport and the city’s main railway stations, Atocha and Chamartín.
Travelodge, which describes its Spanish portfolio as profitable and well-diversified, said it has identified about 20 priority locations across Spain for further expansion.
Steve Bennett, chief property and development officer at Travelodge, said: “We are delighted to strengthen our presence in Spain with this unique opportunity to acquire the freehold of a centrally located hotel in Madrid.
“Spain continues to establish itself as a key market where both leisure and business travellers value quality accommodation at affordable prices. We are excited to keep expanding in this dynamic environment, with around 20 priority locations already identified across the country.”
He added: “We remain open to a variety of development types, including office conversions, the acquisition of trading assets, and forward-funded new build projects. We are eager to explore all opportunities this market has to offer.”
