Savills’ London planning teams have obtained permission to convert a 75,000 square foot office building into a 235-bed hotel on behalf of the developer Queensway.
The project involves the repurposing of 29 Clements Lane, located within the Bank Conservation Area, to establish a new Point A hotel.
Following a retrofit-first strategy, the development utilises the existing building structure to meet sustainability targets, including a BREEAM Excellent rating.
The ground floor will be modified to include a café, co-working space, a bar, and a lounge area.
These plans reinstate a food and beverage use at the site, which was historically occupied by the Red Lion Public House. Additionally, the original lightwell above Plough Court will be restored to increase natural light and modify the existing streetscape.
The planning application was supported by market evidence regarding the loss of office space and utilised viability assessments to secure approval from the City of London Corporation.
The project required internal coordination between planning, investment, and agency teams to facilitate the transition from the previous owners, La Salle IM, to the current partnership of Queensway and Tristan Capital.
Construction will focus on enhancing the usability of the historic site while preserving its architectural integration within the conservation zone.
Savills’ Iain Buzza, who worked on the scheme, said: “We have secured this permission with Queensway in collaboration with the City of London Corporation. We look forward to helping in delivering a new hotel in the City to contribute towards the City’s ‘Destination City’ objectives.”
