The No.11 Boutique Hotel and Brassiere on Brunswick Street in Edinburgh has been brought to market with a guide price of £3.95m.
The property is on the market due to the retirement of the current owners, who have operated the hotel since 2012. The current owners also oversaw the development of the second townhouse element during Covid to take the hotel to its full complement of 19 bedrooms.
As a result, a further increase in profitability is expected in the upcoming year since the hotel has only traded with 19 rooms since part way through 2023 and thus the full benefit has yet to be seen in trading figures.
The lower ground floor has two minis suites with garden or courtyard view, two executive doubles rooms and two doubles rooms. The first floor has four Georgian suites and one city double. Lastly, the second floor has one Georgian suite, one mini suite, two executive double rooms, one double room and one small double.
