The Manor pub and hotel in Alconbury has been brought to market with an asking price of £595,000.
Specialist business property adviser Christie and Co has been instructed to handle the sale of the Grade II listed site on Chapel Street.
The 16th Century building operates as a food-led pub with seven en suite letting rooms and a beer garden. It sits just off the A1 and near the planned Universal Studios development in Bedford, a location agents say could draw increased visitor numbers in the coming years.
Owners Brian and Julie Kitson have decided to sell after almost 20 years at the venue. Brian Kitson said: “The Manor is a well-established family-run business, which has continued to grow over the past 20 years. We are well-known locally and further afield for our diverse menu that goes beyond traditional pub food.
“We have built our success on our continued reputation for quality and service. Located close to the expanding Alconbury Weald and potential new train station, the area is rapidly developing, bring new opportunities and a growing customer base.”
Christie and Co business agent Pubs and Restaurants Hugo Fairbanks Weston is managing the sale. Fairbanks Weston said: “We expect to receive a lot of interest in this opportunity, given its well-connected location, letting accommodation, and exciting potential to increase trade.
“The Manor would be well-suited to regional multi-site operators as well as first-time buyers who can build on its established reputation as a destination pub.”
The Manor is understood to be a popular venue for residents and visitors, with its Black Rock Grill dining tradition cited as a longstanding feature of the site. Christie and Co said the property’s position near planned transport links and wider development at Alconbury Weald may add to its appeal for prospective buyers.

It is a long established fact that a reader will be distracted by the readable content of a page when looking at its layout. The point of using Lorem Ipsum is that it has a more-or-less normal distribution of letters, as opposed to using ‘Content here, content here’, making it look like readable English. Many desktop publishing packages and web page editors now use Lorem Ipsum as their default model text, and a search for ‘lorem ipsum’ will uncover many web sites still in their infancy.
