Knights Hill Hotel and Spa in North West Norfolk has been brought to market for an asking price of £7.95m.
Situated near the Sandringham Estate and the North Norfolk coast, the 79-bedroom hotel occupies a hilltop location overlooking the surrounding rural landscape.
It has been owned and operated independently by the same individual for more than 35 years.
The Grade II listed property, which includes conference and banqueting facilities, and the Farmers Arms Inn, has undergone extensive restoration and expansion during that time.
Planning permission to add 12 more bedrooms was granted in July 2024.
Originally composed of agricultural buildings, many of which were derelict at the time of purchase in the mid-1980s, the site has been converted into a commercial and leisure destination with the addition of new bedrooms and a spa and health club.

The hotel is being marketed by property agency Christie and Co ahead of the current owner’s retirement. The hotel will continue to operate as usual during the sale process.
