Bob W has signed a long-term lease with Urban Partners to operate a 143-room aparthotel within a new mixed-use development in Copenhagen’s Ørestad district.
The scheme, which is being developed and constructed by Skanska, will become Bob W’s third property in the Danish capital, adding to its existing portfolio as it continues to expand across the Nordic region.
The aparthotel will form part of a six-storey development comprising 210 residential apartments, with the overall property extending to about 13,100 sq m. It is located on Ørestads Boulevard near the Bella Center, with construction expected to start this spring and complete in summer 2028.
The project combines residential apartments with aparthotel accommodation in a single scheme, reflecting demand for flexible living and longer-stay options in Copenhagen. Shared facilities are set to include communal areas, meeting rooms, a café, a roof terrace and a landscaped central courtyard.
Ørestad is one of Copenhagen’s fastest-growing districts and is served by the Copenhagen Metro, providing direct links to the city centre, the airport and nearby recreational areas. The Bella Center area has seen rising demand for housing and hospitality formats offering flexibility, shared amenities and access to employment hubs.
Urban Partners will acquire the property through a forward-purchase transaction on completion. The firm said the agreement aligns with its focus on developing urban housing that responds to changing lifestyles and the convergence of living, working and travel.
Taavi Pettai, vice president of real estate and Nordics and central and eastern Europe lead at Bob W, said: “Opening our third property in the capital reflects the demand we’re seeing from guests who are looking for flexible, longer stays that allow them to work comfortably and experience the city beyond the usual tourist patterns.”
