Nobu Hospitality has announced plans to develop a hotel, restaurant and branded residences within a 185-acre estate in Rutland. 

The project, delivered in partnership with Woolfox, marks the brand’s first move into rural countryside retreats.

The development is located near Stamford and will feature lake-view rooms, suites and a signature Nobu restaurant and bar. 

The site is designed as a “luxury lifestyle” destination and members’ club, offering guests and residents access to a spa, swimming pool and gym.

Rutland has seen increased demand as a destination due to its proximity to Rutland Water and historic sites such as Burghley House.

The group stated that The Woolfox site is positioned within two hours of London, Birmingham and Manchester, targeting both leisure visitors and the branded residential market.

The project follows a global trend for experience-led destinations that integrate wellness, dining and residential elements. 

The developers added that the retreat will focus on a slower pace of living compared to the brand’s traditional urban locations.
