Woodlands Guest House and Glenburn Hotel, one of the Lake District’s largest guest house properties, has been brought to market for a freehold asking price of £2.75m after its owners decided to pursue other business interests.
The properties, which trade jointly as Woodlands Windermere, were linked four years ago to create a 30-bedroom guest house. It also includes two self-contained cottages within the grounds – one with two bedrooms and one with three bedrooms – which can be used either as additional guest accommodation or as owners’ accommodation.
Woodlands Windermere is located around a 10-minute walk from the shores of Lake Windermere and five minutes from Windermere railway station. The site also has a large car park for guests.
According to Christie and Co, who is handling the sale, the business benefits from year-round trade, attracting both domestic and international visitors. Properties of this size are relatively uncommon in the guest house market and are more typically associated with larger hotels.
The current owners said: “We are delighted to be working with Graham Wilkinson from Christie and Co to help us find a new owner for the business, which will then allow us to explore new opportunities.”
