KE Hotels has acquired The Queens Hotel Cheltenham from Sir Richard Sutton Limited (SRSL) for an undisclosed sum.
The deal, completed by Savills, includes the freehold of the Grade II listed property, which features 84 en suite bedrooms and a retail unit let to Brasserie Blanc, generating additional fixed income.
The 1.3-acre site spans basement, ground and three upper floors.
Located in Cheltenham’s historic centre, the hotel overlooks Imperial Square and Gardens, with dual frontage on Montpellier Avenue and Imperial Gardens.
It sits near Regent Arcade Shopping Centre and is considered one of Europe’s “oldest” purpose-built hotels.
James Greenslade, director at Savills Hotels Capital Markets, said: “We are pleased to have sold this iconic asset working in close partnership with the SRSL team. The Queens Hotel offers significant value-add potential, including lapsed planning consent for a four-storey extension with function rooms and 17 additional bedrooms.
“The sale of this property mirrors the uptick in single asset transactions we are seeing in the market, with single asset transactions totalling £1.35bn in H1 2025, marking an 8.4% year-on-year increase and 1.7% above the 10-year H1 average of £1.33bn. We wish KE Hotels every success with their new venture.”
